The best Vail condo rentals for a ski trip are in Vail Village or Lionshead, a short walk from Gondola One or the Eagle Bahn Gondola. Lion Square Lodge, in the Lionshead ski yard, is the one right at a lift. Book through the building's manager or Vrbo, and check the listing shows a Town of Vail rental license number.
Vail Mountain plans to open on Friday, November 13, 2026, per Vail Resorts. If your dates are set, compare Vail condos on Vrbo or Vail stays for opening weekend, November 13 to 15. Our directory has every building in one place: condominiums in Vail and Vail vacation rentals.
Which part of Vail is best for a condo rental?
For skiing, Vail Village or Lionshead. Both sit at the base of the mountain with a gondola, so you can walk to the lift in boots and leave the car parked. The other areas trade that walk for more space or a lower bill, and use a shuttle or the free town bus instead.
| Area | Your lift | Good for | Condo buildings to look at |
|---|---|---|---|
| Vail Village | Gondola One | First-time visitors, restaurants and après on the doorstep | Vail's Mountain Haus, Riva Ridge South, Solaris Residences |
| Golden Peak | Golden Peak lifts and ski school | Families with kids in ski school | RamsHorn Lodge |
| Lionshead | Eagle Bahn Gondola | Families and groups who want condo space near a lift | Lion Square Lodge, The Landmark, Vail 21, The Lion, Westwind |
| North of I-70, opposite Lionshead | Eagle Bahn Gondola, via a pedestrian bridge | Groups who don't mind a walk | Sun Vail |
| Cascade Village | Chair 20 (select dates) or a shuttle | Big groups who need four or more bedrooms | Vail Residences at Cascade Village |
| East Vail | Free town bus | Week-long stays, free parking, a quieter base | Vail Racquet Club |
If you'd rather have a hotel room, our guides to hotels in Vail Village and Lionshead hotels cover those.
Which Vail condo buildings are closest to the lifts?
Lion Square Lodge, in the ski yard beside the Eagle Bahn Gondola, is right at the lift. After that, Vail's Mountain Haus is about 100 meters from Gondola One and Riva Ridge South is about 150 yards from it, by each property's own count. Everything else in the table below is a walk of a few minutes or a short ride.
| Building | Area | Distance to the lift (per the property) | Sizes | Parking |
|---|---|---|---|---|
| Lion Square Lodge | Lionshead | Ski-in/ski-out, beside the Eagle Bahn Gondola | Hotel rooms to condos | Free for guests, including heated underground spaces |
| Vail's Mountain Haus | Vail Village | About 100 meters to Gondola One | Lodge rooms to five bedrooms | Charged nightly |
| Riva Ridge South | Vail Village | About 150 yards to Gondola One | One to four bedrooms | One space, in the $50 daily resort fee |
| RamsHorn Lodge | Golden Peak | Across the street from the slopes | One- to four-bedroom suites | On-site, pass from the office |
| Solaris Residences | Vail Village | A walk; ski valet near Gondola One | Studios to four bedrooms | Valet only, charged nightly |

| Sun Vail | Across I-70 from Lionshead | Pedestrian bridge into Lionshead | One to three bedrooms | Free for one car (Vail Management rentals) |
| Vail Residences at Cascade Village | Cascade Village | Walk or shuttle to Chair 20, which opens on select dates | One to nine bedrooms | Many units have an attached garage |

Distances are what each property or its manager publishes, and parking terms can differ by unit or manager, so confirm both on the unit you book. The listing pages link to each building's own site.
Is any Vail condo really ski-in/ski-out?
A few say so, and the claim means different things. Lion Square Lodge describes every room and condo as ski-in/ski-out from its spot next to the Eagle Bahn Gondola. RamsHorn Lodge also calls itself ski-in/ski-out, and its amenities page says it sits across the street from the slopes at Golden Peak.
Most other buildings are walk-to-lift, even when a rental listing uses the ski-in/ski-out label. Read the map, not the headline. Our ski-in/ski-out hotels page lists the hotels that qualify, and where to park in Vail covers the town garages if your condo includes only one car.
Should you book a condo or a hotel room in Vail?
A condo, if you're a family or a group staying more than a couple of nights. You get a kitchen, separate bedrooms and usually a washer and dryer. A hotel, if you're two people on a short trip and want daily service and a restaurant downstairs.
The trade-offs show up in the details:
- Housekeeping. CoralTree, which runs The Landmark and Vail 21, does trash and towels daily and a full clean on day four of stays of five nights or more. The Lion offers daily housekeeping from mid-December to mid-April. Riva Ridge South includes daily housekeeping in its resort fee.
- Check-in. Vail 21 guests check in at The Landmark, a different building a short walk away.
- Space. At the top end, Vail Residences at Cascade Village rents homes of up to nine bedrooms that sleep 18, and the four-bedroom residences on The Lion's site sleep 10.
- Air conditioning. Riva Ridge South and Vail Racquet Club have none, and most Westwind units don't either. That rarely matters in winter, but ask if you're coming in summer.

What fees come on top of a Vail condo rate?
Usually tax, a resort fee and a damage or cleaning charge, plus parking at some buildings. The nightly rate you see first is rarely the total, so open the full price breakdown before you pay.
Here's what the managers publish, checked October 21, 2026:
| Manager or building | What's added |
|---|---|
| CoralTree (The Landmark, Vail 21, Enzian) | Tax, which CoralTree lists as 10.8%; a taxable 6.5% resort fee; a taxable $69 Residence Protection Plan per reservation |
| Riva Ridge South | A $50 daily resort fee covering one parking space, Wi-Fi, ski and bike storage, daily housekeeping and concierge |
| Vail's Mountain Haus | Parking charged nightly; cribs and rollaways extra |
| Solaris Residences | Valet parking charged nightly per vehicle |
CoralTree also requires an adult aged 25 or older in every party and doesn't allow pets. Under the town code, every short-term rental has to collect and remit the Town of Vail's sales and lodging taxes, so tax shows up whoever you book with.
How do you check a Vail rental is licensed?
Look for the license number in the listing. The Town of Vail requires a license for any home or condo rented for less than 30 consecutive days, and its code says the license number has to appear right after the rental's description in any advertising.
What the Town of Vail code requires, in short:
- A current license for every short-term rental. Licenses expire on February 28 each year and don't transfer to a new owner.
- The license number in the ad, immediately after the description (section 4-14-6).
- A sign inside the unit with the license number, the local representative's contact details and the address.
- A local representative within 60 minutes of the rental and reachable 24 hours a day, unless the building has on-site management around the clock.
- A fast fix for problems. The representative must resolve an initial complaint within 60 minutes, or 30 minutes between 11 p.m. and 7 a.m.
If a by-owner listing has no license number, ask for it before you pay. The town's short-term rental page is the place to go with questions.
When should you book a condo for opening week?
As soon as your dates are firm, on a rate you can cancel. Vail Mountain's November 13 opening is planned, not promised: Vail Resorts says opening dates are subject to change based on weather and conditions.
Read the cancellation terms with that in mind. At CoralTree, stays between April 1 and December 20 take a 10% non-refundable deposit at booking, the balance is due 14 days before arrival, and cancellations inside 14 days aren't refunded. For holiday stays, December 21 to January 2, the full balance is due 60 days before arrival.
Opening terrain is a small slice of the mountain, and our guide to when Vail opens and closes shows what opened first in recent seasons. The Vail Mountain opening day event page has the 2026 details. Sort your lift access at the same time: our Epic Pass 2026/27 guide has the prices and the Epic Local blackout dates, including December 26 to 31.
Can you rent a Vail condo for a month or longer?
Yes, but those stays sit outside the short-term rental rules, which cover rentals of less than 30 days. Vail Racquet Club in East Vail offers stays of six months or more alongside its nightly rentals. For month-long stays elsewhere, ask the building's manager directly.
